Great view, close to gulf. Plenty of seats & room ! Jackie Langford is the best host. Mainly why we keep coming back to Collins !

Flip Flops has won our hearts for years
Perfect place for old friends to gather-split plan with great privacy. Easy beach access. Close to town. Good covered parking. We have been coming here for 15 years and have weathered different ownership and management. Collins does a great job.

Flip Flops
We enjoyed FlipFlops very much. The location is great and we loved the balcony/porch facing the ocean. We would definitely stay there again. It was clean and the HVAC system works very well, heating and cooling both. We loved the strong water pressure in the showers! We also had some feedback for the owners. These are not complaints, but things that I would want to know if I owned the property. The dishwasher works very poorly. We scrubbed the interior filter - it obviously had not been done in a while - but a wash still leaves dirt on dishes. The sink sprayer has a leak or hole that spills water onto the counter. The fridge is balanced poorly and the right door falls quickly when opened - should not do that and eventually will damage the door. We also scrubbed out all the filters in the vacuum cleaner, which spit sand instead of sucking it up at first, and it made an incredible difference. The rug seemed to change color after we vacuumed it because of all the sand and pet hair removed! The toaster works for only one side of a slice of bread so it has to be flipped to toast the other side. The ground floor hose has several leaks. Again, these are not complaints that would affect our decision to stay there again. I know it must be expensive to maintain beach houses.

Nice, large property.
Nice, comfortable property that is good for 3 couples and at least 4 kids. Pet friendly. Responsive management. The porch is a definite plus, but a gate would be nice.
