RENTAL OCCUPANCY AND AGE REQUIREMENTS

Each property indicates the number of occupants allowed in a property at any one time. Exceptions are made for children age three (3) and younger.
 	To book a reservation and/or check into a rental property, registered guest must be age twenty-five (25) or older. Identification and proof of age may be requested.
 	Failure to adhere to these limits may result in eviction and forfeiture of all monies paid.
 	Events exceeding the posted max occupancy limit require explicit prior approval of the owners and Collins Vacation Rentals, Inc. Special pricing and non-refundable security deposit may be required.
 	An atmosphere conducive to quiet must be maintained.

RESERVATIONS

To book a reservation over the phone or inquire about availability, you can contact our Booking Agents directly at 800-423-7418. You can also reach us via email at vacation@collinsvacationrentals.com.

For your convenience, you can also book online through our website. Select the home and available dates you would like to reserve with the calendar provided and proceed to the “Book Now” option located at the right side of the screen. From there, you can create your guest file and hold* your preferred dates.

*All online bookings are under review until confirmed by an agent. You will receive a 
confirmation letter via email once the reservation is reviewed and confirmed.

Question 3

CANCELLATIONS AND RESERVATION CHANGES

Standard Cancellation Policy

 	Advanced reservations made up to 31 days prior to the arrival date will have 7 days from the day of booking to make changes or to cancel without penalty before being locked in.
 	Last-Minute reservations made 30 to 0 days prior to the arrival date will be locked in on the day of booking. Once you are locked in, no changes can be made.

If you must cancel, we will issue a refund of monies paid less 10% of the rental rate if equal revenue is generated for the cancelled time frame.

Flexible Cancellation Policy

This option is chosen at the time of booking and allows you to cancel up to 14 days prior to arrival for a 90% refund of monies paid. After booking, the 10% forfeiture applies to any cancellations, and no date or property changes can be made. See the chart below for more details.

The travel insurance premium is non-refundable and is not included in the percentages stated above.

Refunds are issued in the same form the payment was made. Example: credit card refunds will be issued to the same card the payment was received (including gift cards).

Question 4

RENTAL PAYMENTS

Rental rates include all fees except taxes, flexible cancellation (7.25% of rental rate), travel protection insurance (6.95% of rent and applicable taxes), amenity fees (pool heat, pets, elevators, etc.) and community fees.
 	Rental rates are subject to a 7.5% sales tax, plus a 3% Tourist Development Tax. All additional fees are subject to a 7.5% sales tax.  Taxes and surcharges are subject to change.
 	If you are booking your reservation more than one hundred and ninety one (191) days in advance, payment of 25% of the rental rate must be paid on the day of booking. 25% of the rental charge, plus flexible cancellation fee if applicable, must be paid one hundred and ninety (190) days prior to your arrival date. The remaining 50% of the rental rate and associated taxes must be paid forty five (45) days prior to your arrival date. The remaining balance includes add-on fees, amenities fees, and associated taxes, and must be paid fourteen (14) days prior to your arrival date.
 	If you are booking your reservation less than one hundred and ninety (190) days in advance, payment of 50% of the rental rate, flexible cancellation fee, and/or Travel Insurance Premium, if applicable, must be paid on the day of booking.  The remaining 50% of rental rate and associated taxes must be paid forty-five (45) days prior to your arrival date. Balance (add-on fees, amenities fees, and associated taxes) must be paid fourteen (14) days prior to your arrival date.
 	If you are booking your reservation within forty-five (45) days of arrival, 100% of rent amount, associated taxes, flexible cancellation, and/or the Travel Protection Insurance Premium is required at the time of booking. Any additional fees and taxes will be due fourteen (14) days before arrival.
 	These payments may be made by personal check, business check, money order, cashier’s check or credit card.  We accept Visa, MasterCard, Discover or American Express. Any returned check will be subject to a $30 fee.

 	We accept E-Check (ACH) payments for any payment made more than sixty
(60) days prior to arrival.
 	Personal and business checks are accepted up to thirty (30) days prior to arrival.


 	If you make a payment using a card, your next scheduled payment will automatically be charged to the card on file on the due date. All payments must be received by the due date, or your reservation will be cancelled and held to the cancellation policy.

CSA Travel Protection Premium is due at the time you agree to purchase the travel protection insurance.

 	Online payment is available by credit card:  Visa, MasterCard, Discover or American Express as well as electronic check.

Question 5

PAYMENT SURCHARGE

Collins Vacation Rentals applies a 3.0% surcharge to credit card transactions. This fee reflects our cost of acceptance and helps offset processing expenses. Debit card, ACH (bank transfer), and check payments will not incur this surcharge.
To avoid the surcharge:

 	If booking within thirty (30) days of arrival, payment must be made in full using a debit card.
 	If booking more than thirty (30) days in advance, you may pay with a Debit Card, Money Order, Cashier’s Check, Personal or Business Check all of which are exempt from the surcharge.
 	If booking more than sixty (60) days in advance, we accept all forms of payment above and you can pay with ACH transfer which is exempt from the surcharge. ACH transfers must be processed at least sixty (60) days from the arrival date.

Question 6

RENTAL AGREEMENT

After your reservation has been verified by a Reservationist, you will receive a confirmation letter via email containing a link to the guest portal. From there, you will need to log in and sign the rental documents necessary to complete your booking virtually. PLEASE READ YOUR RENTAL AGREEMENT CAREFULLY. It states that you understand and agree to all conditions and policies. Question 7

LENGTH OF RENTAL

Each home listed on our program has its own nightly minimum depending on the time of year! During high season, most homes are weekly-only and turn-day specific.  Holiday weeks (Christmas, Thanksgiving, New Years) are also weekly-only but not turn-day specific.Many properties are available for monthly rentals, covering a 28-night period, during the Spring, Fall, and Winter months. Check property descriptions for participating rentals or by calling us toll free at 800-423-7418, where our Reservationists are ready to assist you with rates and availability.

Question 8

BAYSIDE COMMUNITIES OF THE EAST END

Accepted Answer

These communities do not allow golf carts. Boats cannot be moored on community docks.

 	Mariners Harbor requires an $85 amenity fee for all reservations.
 	Clipper Bay  requires a $50 amenity fee for all reservations.

Question 9

300 OCEAN MILE

Accepted Answer

300 Ocean Mile, the Townhomes of St. George, require a $25 amenity fee per week. (i.e. $50 for two (2) weeks, $75 for three (3) weeks and monthly reservations.)
 	Parking: Beach front units have smaller parking pads and can only accommodate one vehicle. Pool side units can fit a maximum of two vehicles. There is no overflow parking.
 	All pets are required to be on a leash any time they are outside the unit. Pets are limited to a maximum of 2 per pet friendly units. No pets are allowed in non-pet friendly units. Pet owners are required to clean up after their pets(s) using bags provided at the pet stations.
 	Each unit (and its contents) is privately owned. Do not move furnishings or equipment to other units or locations.
 	All grilling or outdoor cooking of any kind must be done at the designated grill areas only. The Franklin County Fire Codes strictly prohibit cooking on the decks or in the carports under the units.
 	Open fires and fireworks are prohibited on 300 Ocean Mile property.
 	Posted pool rules must be observed at all times. Children under 12 must be accompanied by an adult while in pool areas. Loud music, horseplay and boisterous activity are prohibited. Pool furniture may not be taken to the beach or other areas of the complex. Please do not bring your pets or any glass containers into the enclosed pool area. NO SMOKING OR OTHER TOBACCO PRODUCTS ALLOWED IN ENCLOSED POOL AREA. OCEAN MILE POOLS CLOSE AT 9:00PM.
 	Riding bicycles, scooters, skateboards, or hover boards is not allowed on boardwalks.
 	Please do not litter! Trash receptacles are provided for your use at the pool deck area.
 	Golf Carts are not permitted at the Ocean Miles.

Question 10

VILLAS OF ST. GEORGE

Villas of St. George  requires a $40 amenity fee for reservations four (4) nights or longer.
 	Each Villa is allotted two (2) parking spaces. Front Desk will provide parking passes upon arrival on the day of check-in. The Villas of SGI do not accept pets.

SUNSET BEACH RULES

Sunset Beach  requires a $100 amenity fee for all reservations.
SECURITY GATES:

 	Your safety is our priority. Access to Sunset Beach is limited to owners, guests, and contracted service providers. Please do not give the entry code to others. Trespassers will be prosecuted.

POOL/CLUBHOUSE AND TENNIS COURT:

 	Hours are 9:00 AM until dusk. Common areas are closed during inclement weather.
 	No pets are allowed in these fenced common areas.
 	No smoking or glass containers are permitted.
 	Please remove all personal items when leaving.
 	No loud music is permitted.
 	NO LIFEGUARD is on duty.
 	NO DIVING is allowed.

PETS:

 	All pets must be on leashes at all times when outside.
 	No pets are allowed in the pool area.
 	Pet owners must immediately clean and dispose of pet droppings.
 	These are Franklin County ordinances. Violators will be prosecuted.

MUSIC:

 	No LOUD Music can come from any vehicle, home, beach, or common area (pool/tennis court areas are included).

PARKING:

 	No parking is allowed on the street (Sunset Dr.) or in unpaved areas.
 	All vehicles must be able to park/fit in the driveway of the rented house.
 	Vehicles parked on the street or in unpaved areas may be towed at the owner’s
expense.

PROHIBITED VEHICLES/TRAILERS, ETC.:

 	No golf carts in the community (as they can’t be driven on Gulf Drive).
 	No boats, RVs, motor homes, trailers, or the like are allowed in Sunset Beach.

GREASE BAGS:

 	To ensure the smooth operation of our plumbing system, please use the grease bags provided. Do not pour grease or oil down the sink.

TRASH:

 	Please help us keep Sunset Beach beautiful. We respect our environment and kindly ask you not to litter!
 	Leave the garbage cans under the house. Do not drag them to the curb. Waste One offers valet service in Sunset Beach.
 	Any large items, such as broken tents and frames, bicycles, chairs, etc., need to stay under the home and not be left in the yard or by the curb. Waste One will not pick them up.
 	Property Management Companies will need to arrange to have the larger items hauled off on the day of departure.
 	If the HOA has to haul a large item from your property, the owner will be billed a minimum of $100 haul-off fee to compensate the on-site manager for time, gas, and dump fees. A picture of the debris will be provided with the bill.

TURTLES:

 	Franklin County (SGI) has adopted a “Leave No Trace” ordinance for beaches during “turtle season”. Turtle season is from May 1 through Oct. 31. Please remove all beach gear to the dune line and fill all holes to protect adult and baby turtles.

BEACH HOLE SAFETY TIPS:

 	Avoid digging deep holes in the beach.
 	Do not dig holes deeper than your knees when standing in them.

If you dig a hole in the beach, it must be filled in before leaving.

 	Dig a hole, fill a hole.
 	Keep your eyes on your children.

BEACH ACCESS:

 	First-tier homes (not on the Gulf) have access to the beach via one of the five community boardwalks. All other areas are private property. Please do not trespass!

HURRICANE

Hurricane season is from June 1st to November 30th. During this time MANDATORY EVACUATIONS of St. George Island may be issued due to hurricanes, tropical storms or other potential disaster. You are required by State law to evacuate the Island. Please note: You must check in with our Collins Vacation Rentals, Inc. office before returning to your rental property after an evacuation is lifted. For your safety, Collins’ staff must have time to evaluate each property and confirm that the property has not been damaged and is safe for our guests. Please contact CSA Travel Protection for clarification of coverage, toll free 866-298-6846, or visit their website at  www.csatravelpro.com.

CSA TRAVEL PROTECTION

Collins Vacation Rentals, Inc. strongly recommends purchasing CSA Travel Protection Insurance to protect your vacation investment.  Travel Insurance is 6.95% of the rent plus applicable taxes. This protection plan covers cancellation due to sickness, accidental injury, death in the family, loss of employment, travel delay, and trip interruption. It also covers mandatory evacuations of St. George Island in the case of a hurricane. If you choose not to purchase insurance, your payments will not be refunded if you cannot complete your vacation plans OR in the event of an evacuation. CSA Travel Protection offers a 10-day free look but becomes non-refundable after ten (10) days of purchase.

DAMAGE INSURANCE

As part of our effort to help you relax and enjoy your stay, we have partnered with Safely.com to provide you with the protection below. The cost of this protection has been included in your rental rate and fees and covers you for accidental damage during your stay.

The Safelystay, Inc. Trust and Safety Fee includes up to $5,000 of coverage for accidental property and contents damage and up to $100,000 coverage for accidental bodily injury. Complete terms regarding the Trust and Safety coverage can be found at https://safely.com/terms-of-service/. Any damages not covered by Safely.com is the responsibility of the guest.

ST. GEORGE PLANTATION RULES

St. George Plantation requires a signed agreement prior to entry. Motorcycles, motor scooters, golf carts and ATVs, and motor homes are not permitted in the Plantation. Prior approval is required to bring any motor home through the Plantation gate, but it cannot be the guest’s primary transportation and must be able to fit under the home or screened from view. IMPORTANT INFORMATION

Reservation Changes: Rates, descriptions, furnishings and availability are subject to change WITHOUT NOTICE. We are not responsible and cannot give refunds for changes by individual property owners.
 	Amenities:  Collins Vacation Rentals and all Property Owners do their best to keep property amenities in working order for guest use. Compensation will not be given for amenities that malfunction such as, but not limited to: Wi-Fi, Dishwashers, TVs, Pools, Hot Tubs, Elevators, etc.
 	Property Substitution: Substitutions of comparable properties, within the Collins Vacation Rentals, Inc. Management Program, may be made without notice or liability should your reserved property become unavailable for rent. You may choose
a comparable available property at the published rate or receive a refund of monies paid. Exceptions: Including, but not limited to, Island evacuation or other storm-related occurrence.
 	Lost Items: We are not responsible for items left in properties; however, if items are located, we will return them with a shipping charge. Contact Housekeeping at 850-927-3861.
 	Use of Fireplaces: Fireplaces are offered at some properties. Most fireplaces are gas or electric. Please view property descriptions for specific information and restrictions.
 	Homes for Sale: Houses listed for sale may be shown during your visit. We make every effort to schedule the showing at a convenient time.
 	Damages: Damages and breakages must be reported upon occurrence. If damages are found upon arrival, please report by calling 850-927-2478, or you may be charged for repairs/replacement.
 	Non-Smoking Properties:  All properties managed by Collins Vacation Rentals, Inc. are non-smoking. If you smoke in a non-smoking property, you will be subject to pay a fine of $1,000 and be evicted from the property for the remainder of your reservation, forfeiting monies you have already paid.
 	Maintenance/Housekeeping Issues: Please report all maintenance/housekeeping issues promptly. Maintenance: 850-927-2478. Housekeeping: 850-927-3861. If you are a late arrival, please call by 11:00 a.m. the following morning.
 	Power, Cable, Internet, and Water Outages: We occasionally experience outages which are beyond our control. No refund will be given for any of these outages.
 	Construction Noise: We have no control regarding construction locations. No substitutions of other properties nor compensation is given.
 	Errors: We are not responsible for errors in price or description that may occur in print or online. Our Reservationists make every effort to confirm rate information daily.
 	Collins Vacation Rentals, Inc. has a contractual relationship with Property Owners. We act as their agents, and we treat all parties (Owners and Guests) honestly, in good faith. We reserve the right not to refund deposits, to refuse rentals or to discontinue occupancy, if, in our opinion, a renter is detrimental to the property. Any reservation obtained under false pretense will be subject to forfeiture of monies paid and eviction.
 	Boat Lifts are not available for guest use.
 	All properties have occupancy limits and pet restrictions outlined in their website descriptions. Failure to adhere to these limits may result in eviction and forfeiture of all monies paid.
 	GRILLS are provided at each property. Use of grills on wooden decks, porches, and balconies or under properties is prohibited. Galvanized buckets and shovels are provided for proper charcoal disposal. The Bluffs Home Owner’s Association does not permit anyone (owners or guests) the usage of charcoal grills at any of the properties within The Bluffs, if a charcoal grill is found (used or not) on the premises and it is determined the guest was responsible for the grill being at the property, the guest will be held liable for the $500 fine charged by The Bluffs Home
Owner’s Association.
 	 OWNER PRIVACY: OWNER CLOSETS ARE NOT INCLUDED FOR GUEST USE.

ELEVATORS

Some homes offer elevator access. Some homes charge an elevator fee prior to use; the fee is designated in the property descriptions.  Please note that elevators are not guaranteed to be in working order and, therefore, may not be available. Please do not assume that ground level homes and homes with elevators are handicap accessible. Many ground level homes have steps at the entry. Please inquire when booking your reservation. Children are not allowed to operate the elevators and must be accompanied by an adult.

POOL AVAILABILITY

Some properties offer access to private pools and hot tubs! Where applicable, you can heat or cool the pool at your rental for an additional charge per week. This service is listed in the property description.

Pools are heated from October 1st to December 31st, and from March 1st to May 31st, and cooled from June 1st to September 30th. Pool heaters do not function when the outside air temperature drops below 60 degrees, and it may take several hours for the water temperature to warm up again as the air temperature rises.

The weekly rate to heat or cool the pool is $400, unless specifically stated in the property’s description. Pricing is prorated for less than a week; The rate is $200 for 2 nights and $50 for each additional night. This may also apply to hot tubs and spas at specific properties where they are connected to the pools. Property-specific information is available on each property page. If an additional charge has been paid, and the pool heater or cooler is unavailable for mechanical reasons, the additional charge may be refunded or prorated.  In case of a storm, additional pool cleaning may be needed before using the pool.

Pool heat unavailability due to outside temperatures will not be refunded. Pool and hot tub access cannot be guaranteed due to unforeseen occurrences.

Hot tubs are not recommended for children, pregnant women or people with sensitive skin. Guests are asked to be considerate of neighboring properties by curtailing noise and pool lights after 10:00 pm. Please turn off pool lights when not in use.

PET FRIENDLY (DOGS ONLY)

Pet Friendly properties are indicated by a Paw Print icon.
 	Guests must sign a Pet Agreement prior to check-in. The current Pet Agreement can be found on your rental documents.
 	Pets must be on a leash per Franklin County Ordinance 2021-03. “Voice Control” shall not be allowed at any beach, public boat ramps, public park, or public parking area.
 	Pet Friendly properties are restricted to 2 non-destructive dogs; however, many properties limit the size and number allowed. You must have the Homeowner’s approval to bring additional pet(s), and additional fees may apply.
 	Most properties charge a pet fee. Please check our website or ask one of our Reservationists before you book your property.
 	Pets are not allowed on furniture or in private or community swimming pools, hot tubs, or swimming spas.
 	Please remove all pet waste and dispose of it properly.
 	Pets found in a non-pet property will result in immediate eviction with NO REFUND of monies paid.
 	EXCEPTIONS ARE MADE FOR SPECIAL NEEDS AND SEEING EYE DOGS, as outlined by law.

LEAVE NO TRACE ORDINANCE

Franklin County passed a “Leave No Trace” ordinance in 2014 to help keep our public beaches clean and safe for both wildlife and people. Sea turtle nesting season runs May 1st through October 31st. Personal items such as tents, chairs, toys, umbrellas, coolers, etc. must be removed from the public beaches between 9pm and 7am. Unattended items may be removed and destroyed. For the “Leave No Trace” ordinance. For more information on helping protect the sea turtles. Why are we doing this? The beaches of Franklin County are important turtle nesting sites. Each summer, threatened marine turtles migrate to our beaches to nest. Holes dug on the beach, and furniture left overnight can disorient and trap turtle’s hatchlings and can hinder the females from coming ashore to lay their eggs. Please remove your belongings and fill in any holes prior to leaving the beach. If you see a turtle crawl, please contact the Florida Wildlife Conservation Commission at (888) 404-3922.
